What does Lilly Oak Actually do?

Lily Oak purchases investment properties with a very specific profitability criteria – manages them effectively and efficiently – and distributes cashflow to participating investors.

What am I investing in?

Lily Oak primarily offers single asset raises for medical real estate assets i.e. you invest in a specific property of your choice.


What are the tax implications of investing in real estate partnership?

Who is eligible to invest with Lily Oak?

Can I invest with my self-directed IRA or other retirement account?

Yes! We can process investments through a variety of self-directed retirement accounts. You will need to utilize the services of a self-directed IRA custodian to facilitate an IRA or other retirement account investment. We can make recommendations to qualified service providers or are happy to work with your custodian in the event you already have engaged with one. 

Do you have any past partners of professional references that I can contact?

Yes. We are happy to furnish you with as many references as you would like. These include past partners, lenders, brokers, and other professionals that we have worked with us in the past. Please keep in mind that past performance is not an indicator of future results, and you should read the offering documents carefully.

Does depreciation or tax losses get passed through to investors?

Yes. Depending on the property, we will perform cost segregation to allow investors to benefit from accelerated depreciation.

How will investor reporting work?

Investors can expect to see monthly updates on their properties. More updates will be provided when there are key leasing developments at the property. Full financial reports are generated each quarter along with written formal updates. From a tax standpoint, you will receive a K-1 for your interest in the partnership each year. K-1’s are typically mailed by March 15th of each year.

If I have questions throughout the term of my investment, how can I get in touch with you?

As one of our partners, you have direct access to the principals of the firm and their investor relations support team. All inquiries are handled via white glove telephone support as well.

When are distributions paid?

Distributions of positive cashflow are paid quarterly.
